These terms and conditions ("Terms") set out the basis on which MM Building Solutions LTD ("we", "us", "our") provides building services and on which you (the "Customer") may use the website mmbsolutions.co.uk. By requesting a quote or instructing us to carry out work, you agree to be bound by these Terms together with the specific quotation we issue to you.

2. Our services
We provide residential building services throughout Greater London including, without limitation, full refurbishments, bathroom and kitchen renovations, carpentry, fitted joinery, loft conversions and home extensions. The exact scope of any project will be set out in writing in the quotation or contract we agree with you.
3. Quotations and the formation of a contract
- All quotations are based on the information you provide and (where applicable) a site visit. They are valid for 30 days from the date of issue unless we state otherwise in writing.
- Quotations are not offers capable of acceptance. A binding contract is only formed once you accept our quotation in writing (email is sufficient) and we acknowledge that acceptance.
- If anything material changes after we issue a quotation (for example, hidden defects discovered on site, scope changes you request, or variations imposed by Building Control), we may need to revise the price and timescale. We will always discuss this with you before incurring additional cost.
4. Prices, deposits and payment
- All prices are quoted in pounds sterling (GBP).
- We are not currently VAT-registered; no VAT is charged on our invoices.
- A deposit and a payment schedule will be set out in your quotation. Typical projects are invoiced in stages tied to clearly defined milestones.
- Invoices are payable within 7 days of issue by bank transfer to the account stated on the invoice, unless otherwise agreed in writing.
- We reserve the right to charge statutory interest and reasonable recovery costs on late payments pursuant to the Late Payment of Commercial Debts (Interest) Act 1998 where the Customer is acting in the course of a business.
5. Your right to cancel (consumers, distance & off-premises contracts)
If you are a consumer and you have entered into the contract with us off our premises (for example, in your home) or at a distance (for example, by phone or email), the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 give you a right to cancel the contract within 14 calendar days of the day on which the contract is concluded, without giving any reason.
To exercise the right to cancel, you must inform us by a clear statement (for example, an email to info@mmbsolutions.co.uk). Following cancellation we will refund any payments received from you, less the value of any services already supplied at your express request before the end of the cancellation period.
If you ask us to start work within the 14-day cancellation period, you acknowledge that you will be charged for the work performed up to the point you tell us you wish to cancel.
6. Your statutory rights
Where you are a consumer, your statutory rights under the Consumer Rights Act 2015 apply to the services we provide. In particular:
- We will carry out the service with reasonable care and skill.
- Any information we give you about the service is binding where you rely on it.
- If we do not agree a price in advance, the price will be reasonable.
- If we do not agree a time-frame in advance, the service will be carried out in a reasonable time.
Nothing in these Terms limits or excludes your statutory rights as a consumer.
7. Our workmanship guarantee
We guarantee our workmanship for a period of 12 months from practical completion of the project, in addition to your statutory rights. Where we have installed a third-party product (for example, boilers, sanitaryware, appliances or windows) the manufacturer's warranty will apply to that product and we will pass through any rights we hold on your behalf.
8. Your obligations
- Provide safe and reasonable access to the property during normal working hours (typically 08:00–18:00 Monday–Saturday).
- Provide access to mains water and electricity, and reasonable toilet/wash facilities for the team.
- Obtain any necessary permissions from landlords, leaseholders, neighbours, freeholders or managing agents.
- Notify us promptly of anything you believe to be unsatisfactory so that we have a reasonable opportunity to put it right.
9. Permissions, Building Regulations and planning
Where the works require planning permission, Building Regulations approval or party-wall agreements, we will agree with you who is responsible for obtaining these. Unless we expressly agree otherwise in writing, the Customer remains responsible for ensuring that the necessary consents are in place before works start.
10. Variations
Any change to the agreed scope of works must be agreed in writing (email is sufficient). We will confirm the additional cost and any impact on programme before carrying out the variation.
11. Liability
We carry public liability insurance appropriate to the works we undertake; details are available on request. Subject always to your statutory rights as a consumer:
- We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability which cannot lawfully be excluded.
- Subject to the above, our total liability arising under or in connection with the contract shall not exceed the total price paid by you under the contract.
- We are not liable for any loss or damage caused by circumstances outside our reasonable control (events of force majeure).
12. Complaints

13. Use of this website
The content of this website is provided for general information only. While we take reasonable care to ensure the information is accurate, we do not warrant that it will be free from errors or omissions. The website, its design, text and images are owned by or licensed to MM Building Solutions LTD and may not be reproduced without our prior written consent.
14. Privacy and cookies

15. Governing law and jurisdiction
These Terms and any contract entered into between us are governed by the laws of England and Wales. Any dispute will be subject to the non-exclusive jurisdiction of the courts of England and Wales.
16. Changes to these Terms
We may update these Terms from time to time. The version that applies to your contract is the version in force at the date the contract is formed.
